The Process:   Remodeling your existing home, designing a custom home or creating an effective work environment is a challenging and rewarding experience. To ensure a successful project, close collaboration between client and architect is essential. As such, it is important for the client to understand the five major phases of the process although every step may not be required for all projects:


 
Program Development:  Initially, I ask you to bring all your ideas, dreams and requirements to the table. I prompt you to consider many factors about the way you live/work and how these factors might influence the design of your living or work environment. I help you evaluate and prioritize your options and assist you in understanding any development guidelines that may affect the scope and/or execution of the project. I will listen carefully.
 

Schematic Design:
  During this phase, I prepare existing conditions drawings, develop sketches of floor plans and exterior elevations which explore alternate solutions to the defined program. Realistic three dimensional drawings will be developed to enhance understanding and communications of design concepts. In addition, I coordinate or assist you in working with local jurisdictions to ensure all planning and building requirements are met.



Design Development: 
 After finalizing the Schematic Design solution, I will refine the drawings to ensure a cohesive and viable solution. It is during this phase that building materials, window selections and appliances are specified. I resolve specific issues with consultants such as structural engineers and interior designers as needed.

 It is frequently a good idea at this phase to obtain cost and construction opinions from a preferred contractor candidate or paid cost consultant.
 
Construction Drawings:

  The construction plans are a fully developed set of technical drawings and specifications that outline the building details for the contractor and used to obtain all necessary permits. I can assist you in selecting engineers, landscape architects or other consultants who may be needed to complete the plans and I will integrate their design work into the drawings as necessary.

 Once the construction drawings are finalized, I can assist you in reviewing contractor bids or cost negotiations and in making your final selection.
    
Construction Phase:

  During the construction phase, I can if needed, act as your representative and review the progress and quality of the building work, coordinate the plans with the general contractor, provide support with sketches and field visits, and assure that the design is executed as intended.
